Customer complained about smell in the fridge. She says the house was not occupied for several months and food was left inside with the power off. Instructed the tenant to use Arm and hammer baking powder. Nothing parts used.

Tech called David he informed me that I guess a water line busted or something and it has flooded the house we did not have to pull this unit out the spray arm was melted and the splash guards were missing so we never pulled unit out never turned water on or off to this unit David advised to replace the parts that were ordered as I did and I informed David the water to the house was off so I could do no further testing he is aware and was fine with the closing of the call

Property management will need to send a plumber out there is now no water coming to the unit needs plumber this unit is cooling as it should no cooling issues at all

Replaced the shifter teste unit unit will now spin as it should

Installed thermostat and timer tested unit unit checks fine no further issues

"Microwave turn table keeps turning with out being turned on, all door switches checked normal, found burned relay in ctrl board, unit needs new ctrl board.; ordrng 1 EBR67471713 (Ctrl board)"

Changed out freezer door. Unit okay.

"Not a recall, unit now not heating. Turning on any burner, not heating, no on lights coming on. Activated bake, same issue. Pulled unit and measure 240v to unit but still not heating. Measured again with burner on and got 0v reading across both lines but 120v at one line in. Found wall outlet to be loose and causing arcing on cord. When connection is tight unit functions okay. Advised PM to call electrician to rectify outlet issue."

Ran upper oven and measured cycling temps. Temp averaged out to 357?. Unit tests okay. Customer had stated using infrared temp measure and was having temp issues with baked goods. Advised to wait after unit preheats 15-20 more minutes to have unit even out temp for proper cooking. No issue found at this time.

Tech replaced r600 start device tested unit unit has been cooling since we put the temporary start device on to keep her from losing food

Glass on shelf was damaged replaced shelfs the sound was vibrating at back tech found back Pannel had been dented in was able to bend out and stop noise left the fan motors with cust in case noise comes back he said he will keep them in case he has to call back for noise

My professional opinion is that this is not normal wear . Now as to who is responsible for damage I will say I wouldnt be able to speak to this I did receive the pictures the prop mgr sent you can see clearly in the picture where the fire in kitchen burned the cabinets however in her picture you can see peeling of the door paint this alone would have made the unit needing to be replaced. The pictures she sent prior to tenant moving in the kitchen was yellow .. now it is a light grey white color so I dont know who or when the kitchen was painted the tenant showed me a video walk through of when she took possession of home and in the video and picture she showed it looks like some kind of cleaner was used inside microwave that may could have melted paint however again the microwave door was showing bare metal in prop mgr picture this could have caused arc that could have caused this damage also again I cant point fingers but I honestly dont feel that this damage was done by the tenant especially given there was bare metal at door prior to her taking ownershipcalled prop mgr hanna 6 times today and no answer or call back I only left 1 message

Found no leak at this time cust stated that it hasnt Waked since that day but it appears the refrigerator may be over full causing door to not close properly which would have made the unit freeze up and over fill the drain pan but has since defrosted as it should unit is currently working as it should

Water leaking into the fresh food section. Found the defrost drain clogged. Cleared the drain using steam.
